Our EPC model bundles design, procurement, construction and commissioning into a single contract. We tailor the scope to your project but typically include:

  • Engineering: Detailed civil, structural, MEP and architectural design coordination and shop drawings.
  • Procurement: Vendor selection, tendering, purchase orders, logistics and material quality control.
  • Construction: Site mobilization, civil works, MEP installation, finishing, and safety management.
  • Commissioning & Handover: Systems testing, snagging, training and transfer of as-built drawings and warranties.
  • Project Controls: Schedule, cost tracking, risk register, and weekly progress reporting.

Our EPC Delivery Process — Phase by Phase

Phase 1 — Initiation & Feasibility

We begin with a clear brief and feasibility analysis. We review site constraints, confirm scope, and prepare an initial schedule and budget estimate. This phase includes:

  • Site survey, soil report review and statutory checks
  • Preliminary budget & value engineering options
  • Project delivery method and contract terms agreement

Phase 2 — Design & Engineering

We advance the approved concept into coordinated construction documents. This includes structural calculations, MEP drawings, and shop drawings required for procurement and construction.

  • Detailed architectural and structural drawings
  • MEP design coordination and HVAC load calculations
  • Approval drawings for regulatory permits

Phase 3 — Procurement & Logistics

We run competitive tenders or use pre-qualified suppliers to source materials and equipment. Logistics and quality inspection are handled centrally to prevent site delays.

  • Vendor pre-qualification & quotation evaluation
  • Purchase orders and delivery scheduling
  • Incoming QA and testing at supplier / site

Phase 4 — Construction & Supervision

Our site team manages civil works, MEP installation and finishing with safety-first supervision, daily reporting and stringent quality checks.

  • Site mobilisation and health & safety plan
  • Daily supervision, QA checkpoints and site logs
  • Progressive handovers of completed areas

Phase 5 — Commissioning & Handover

We conduct system checks, performance testing, and snag resolution. Then we hand over as-built drawings, O&M manuals, and warranties for your project.

  • System commissioning & performance validation
  • Snag list closure and final QA walk-through
  • As-built drawings and maintenance manuals

Procurement, Quality & Vendor Management

Vendor Selection

We work with pre-qualified vendors and evaluate based on delivery capacity, quality certifications, track record and price. For specialised equipment we shortlist multiple suppliers to ensure competitiveness.

Quality Assurance

Incoming material verification, sample testing, third-party inspections for critical elements and on-site QA checkpoints ensure materials match specified standards.

Cost Transparency

We maintain an itemized procurement ledger and provide periodic cost reports to demonstrate how funds are used and where optimisations were applied.

Logistics & Storage

Centralised receiving and secure storage reduce damage and loss. Critical long-lead items are flagged early to prevent schedule slippage.

Typical Timeline & Deliverables

Project timelines vary by scope. Typical EPC projects for residential/commercial builds follow this pattern:

Pre-Construction (4–6 weeks)

  • Feasibility & surveys
  • Detailed design & approvals
  • Procurement plan

Construction (6–18 months)

  • Foundation to finishing
  • MEP installation
  • Quality & safety checkpoints

Commissioning (2–6 weeks)

  • Testing & certification
  • Handover documentation
  • Client orientation & warranty
